Construction loans in Perth

Building a home is exciting, and the finance works differently to a standard home loan. We set up the right construction loan and look after every progress payment for you.

Whether you're building on a block you already own, buying a house and land package, or knocking down and rebuilding, a construction loan pays your builder in stages as your home goes up. We help Perth clients build all the time, and we know the process inside out.

How a construction loan works

Instead of paying the full amount up front, the lender releases money to your builder at each stage of the build. You usually only pay interest on the amount drawn so far, which keeps repayments lower while you build. Typical stages are:

  1. Deposit. Paid when you sign the building contract.
  2. Slab or base. The foundations are laid.
  3. Frame. The walls and roof frame go up.
  4. Lock-up. External walls, windows and doors are in.
  5. Fit-out. Internal fixtures, cabinets and fittings are installed.
  6. Practical completion. Final inspection and handover of your new home.

When your builder issues an invoice for each stage, we lodge the claim with your lender and follow it up, so your builder is paid on time and your build keeps moving.

Tips for building in Perth

Build times in WA can run longer than expected, so it pays to plan ahead. Allow a buffer in your budget for variations and site costs, make sure you understand what your contract does and doesn't include, and check how long your lender allows for the build to finish. If you're a first home buyer, the First Home Owner Grant and stamp duty concessions on vacant land can make a big difference. See what's available.

Common questions

Quick answers to questions we hear often. For advice about your situation, talk to us.

Ask us a question
Do I pay interest during the build?

Usually you only pay interest on the amount drawn so far, and many lenders let you make interest-only repayments during construction. Repayments then switch to principal and interest once the build is finished.

Can I use the First Home Owner Grant to build?

Yes. In WA the $10,000 grant applies to building a new home, as long as you meet the eligibility rules and value cap. It's usually paid at the first progress payment.

What if my build costs more than expected?

Variations usually need to be paid from your own savings or approved by your lender before the money is released. That's why we recommend a buffer. Talk to us early if costs change.

Can I get a construction loan with a small deposit?

Yes, depending on your situation. Keystart, the 5% Deposit Scheme and a family guarantee can all help you build with a smaller deposit.

Do you lodge the progress payments for me?

Yes. Send us each invoice from your builder and we'll lodge it with your lender and follow it up until it's paid.
